OF THE GEORGETOWN TOWNSHIP FINANCE COMMITTEE MEETING HELD NOVEMBER 10, 2005
The
meeting was called to order by Chairperson Bill Holland.

#051110-01 - Minutes of October 21, 2005
Moved
by R. J. Poel, seconded by Dan Carlton, to approve the minutes as presented.
MOTION
CARRIED.
#051110-02 - The proposed Board agenda for October 24,
2005 was reviewed and
discussed.
Direction
was given to place the final plat of Hunter’s Meadows No. 2 on the consent
agenda.
#051110-03 – Unfinished
Business Planned Unit Development-Preliminary Plan (PUD0502)
Youth for
Christ and Georgetown Township
There
was discussion regarding wording to address concerns and to regulate uses that
should be permitted in the building, since it is located near the park and
senior center. It was noted that the
property is currently zoned Highway Service Commercial and any commercial use
in OS, NS, CS and HS would currently
be allowed to occupy the building. The
uses listed as requiring a special use permit in the OS, NS, CS and HS would
have to follow the procedures for obtaining a special use permit.
With
the PUD, any uses stipulated in the approval would be allowed to occupy the
site without further approvals by the Township.
However, it was noted that any changes to the site would require further
approvals by the Township.
Proposed
uses to be permitted:
Uses
permitted by right in the OS district under Sec. 13.2
(office
type uses, banks, personal services, hair salons, commercial school)
Uses
permitted with a special use permit in the OS under Sec. 13.3
(restaurant-not
drive in, churches)
Uses
permitted by right in the NS district under Sec. 14.2
(retail
uses)
These
uses would be permitted with the understanding that any changes to the site
would result in the requirement of further approvals by the Township in the
form of an amendment to the PUD.

by Dan Carlton, seconded by Bill Holland, to recommend to the Board to add the
following wording to the motion:
Motion: To
the Preliminary Development Plan (PUD0502) Youth for
Christ and Georgetown Township to have a Planned
Unit Development for commercial, park and municipal (senior center) uses, under
Chapter 22, on parcels of land described as P.P.# 70-14-24-100-015 and
70-14-24-100-018, located at 7096
8th Ave., based on compliance with Chapter 22 (with
the additional words?)
Note: The Planning Commission recommended
approval because all the
standards
of the ordinance have been met. The
Finance Committee recommends adding the following words to clarify what uses
would be permitted. It was noted that these uses would be considerably more restrictive
than what is permitted in the HS district.
With uses allowed to
be:
Uses permitted by right in the OS
district under Sec. 13.2
Uses permitted with a special use permit
in the OS under Sec. 13.3
Uses permitted by right in the NS
district under Sec. 14.2

for Soccer Bowl 2005-2006 Winter
Season

by Daniel Carlton, seconded by R. J. Poel, to recommend to the Board approval
to the concession agreement with “H & C Concessions” for the Soccer Bowl
2005-2006 winter season. Township will
receive 15% of all sales

Moved
by Dan Carlton, seconded by Bill Holland, to recommend to the Board approval of
the low bid of $553,958.30 from My-Con for water system improvements for the
Chicago Drive Meter Station, as recommended by the Township engineer, Prein
& Newhoff
