RE:       Multiple signs erected at the Eastbrook Development without sign permits

 

Dear Dale Kraker,

 

This letter is to reiterate our conversation that took place on Friday afternoon, June 1, 2007.  As was explained to you, multiple signs have been erected at the Eastbrook Development without sign permits (which is a violation of Sec. 25.6 of the Georgetown Township Zoning Ordinance) and most are located within the road right-of-way (which is a violation of Chapter 25 of the Georgetown Township Zoning Ordinance).  The signs are located on both sides of Twin Lakes Drive, on Bauer Rd. and on Gilmore Lane. 

 

On May 24, 2007 at 8:30 a.m. you and I had a meeting at the Township Office.  Bill Holland, Township Supervisor, later joined us to discuss the PUD agreement.  You had asked for the meeting to discuss the construction of signs at the Eastbrook Development site off Bauer Rd.  The purpose of the meeting was to review signs you were requesting to construct with the revised PUD application to be considered at the June 20, 2007 Planning Commission meeting.  You presented a site plan with the proposed locations of the signs along Twin Lakes Dr., in front of the model on Twin Lakes Dr. and on Bauer Rd.  In addition, you submitted pictures of each of the proposed signs, along with dimensions, area in square feet and distance from the right-of-way line.  This information was to be submitted to the Planning Commission as an additional component of the PUD and you were seeking approval for construction of these signs as part of the PUD process since the signs had elements that were not permitted by the Zoning Ordinance (too many, too large and too high).

 

On May 31, 2007 I conducted a site visit of the Eastbrook Development to gather information and to take pictures for the review I was preparing for presentation to the Planning Commission.  The review is relating to your applications submitted for approval for a revised preliminary development plan for the PUD, the final development plan and for the preliminary plat of Lowing Woods No. 5.

 

During the site visit I noticed (and took pictures of) several new signs (which happened to be the same ones discussed at the meeting, the signs that you were requesting approval from the Planning Commission as part of the PUD).  A sign (which is not permitted by the ordinance) in addition to those discussed was also constructed on Gilmore Lane without a permit and in the road right-of-way.

 

Since no sign permit applications were submitted or approved for these signs, you stated that the signs would all be removed immediately.  Another site visit has been scheduled to verify that the signs were removed.  Thank you in advance for your cooperation.  If you have any questions, please call me at 616-457-2690.
