Good morning Manette,
We would like to ask the
Planning Commission to re-consider their request to install a decel lane for
the following reasons:
Our architect, DWAE, had met
with the Ottawa County Road Commission and discussed this subject prior to the
Planning Commission work session Jan the 4th.
They did not require a decel lane.
We would need to obtain
right of way permission from the neighbor to the west, between us and Alycia Street, in order to shift the sidewalk southerly.
The lane would have to be
quite short because the centerline of Alycia Street
is only 200 ft from our property line.
Having a decel lane start close to Alycia could cause some confusion for traffic coming out of
Alycia.
We cannot move our entrance
to the east in order to install the decel lane
entirely on our property because it would present a line of site problem with
eastbound traffic due to the slope of Baldwin in this area. The Road Commission has indicated our
proposed entrance location is the best for the site.
Our high usage times will be
only on Sunday mornings when Baldwin traffic is light. Eastbound Baldwin traffic is slower at this
point because of the four way stop at 36th St.
We would ask that you allow
us to proceed without the decel lane for the above reasons. We would agree to install the
decel lane at a later date if it is determined a problem exists.
Sincerely,
David Stevens
