DAYBREAK CHURCH
SITE PLAN REVIEW
July 11, 2005
Based upon our meeting during the Planning Commission Work Session held on July 6, 2005, and the comments from LSL Planning we are submitting our revised drawings. We are providing the information to the Planning Commission that LSL recommended in their review. We have addressed the items of concern in the order that they were listed:
1.
The existing building is constructed with exterior insulation finish
system (EIFS) and horizontal metal siding.
The storefront units have horizontal mullions with vertical silicon butt
glazing. The new addition will be
utilizing the same materials.
2.
All existing and proposed landscaping are shown on the drawings. New trees being installed for the streetscape
will be transplanted from the Owner’s nursery area. It is the Owner’s intent to minimize
disturbance of the existing land therefore the remainder of the undeveloped
property will remain as farmland.
3.
All parking lot lighting is existing and conforms to Section 26.3
(G). The light poles are less than 25’
high and are all down lights. The new
addition will have exterior lighting at the canopy, but all these lights will
be can lights and no off site lighting or night sky light pollution.
4.
A drainage application has been submitted to the Ottawa County Drain
Commission. The detention pond as shown
is redesigned to meet the new requirements.
5.
The existing sign along Baldwin will remain. This was reviewed and approved by the
Township in 1995. There are no
additional signage being planned at this time.
6.
All parking and lading spaces are existing and no additional spaces
will be required for the new addition.
Sheet C-2 shows the existing parking lot striping and both site plans
indicate a typical parking space dimension.
The sidewalk along Baldwin is shown on sheet C-2. At this time the Owner requests that the
sidewalk along 36th Street be delayed until road improvements, i.e.
sanitary and/or street widened, are completed.
7.
The existing dumpster is located behind the existing building as shown
on sheet C-2. The surround is
constructed of EIFS material and has a wooden double gate.
8.
The additional deciduous trees along 36th Avenue are
indicated on sheet C-2. The remainder of
the parcel will be left natural at this time.
The site development limits are indicated on sheet C-2.
9.
Required setbacks are shown on sheet C-2 the actual setbacks from the
center of the road and property lines were shown on sheet C-1. As indicated on sheet C-2 the parking lot and
loading areas are not located in the required front yard.
