Minutes of the work session of the Georgetown Township Planning Commission held Wednesday, May 5, 2004

 

The meeting was called to order by Chairman Honderd at 7:30 p.m.

 

Present:            Poskey, Huizinga, Jansma, South, DeGood, Honderd, Stasiak

Absent: none

 

The work session, which formulated the agenda for May 19, 2004, included the following items to be placed on the agenda, discussion, and action:

1.                  Special Use Permits

a.         (SUP0404) Diversco Construction, 675 Clyde Ct., Byron Center, is requesting to have commercial soil removal, under Sec. 8.3(L) , on parcels of land described as P.P.# 70-14-27-100-017, and 70-14-27-300-034, -031, -006, located at 2308 Edson and 2399 VanBuren, in a (LDR) Low Density Residential district

 

Doug Stalsonburg, Exxel Engineering, represented the applicant and presented the request.  He said that the previously approved special use permit was valid until 2007; however, since the developer wanted to begin selling lots in phase one on the north side of the lake, approvals were wanted to extend to the time when the project would be complete.  He said that the mining license had been renewed until 2009.  He said that they were asking to extend the special use permit until 2009 and that they would maintain the berm.

 

It was noted that the mining license was valid until June 30 because that is the date designated in the ordinance for the date when all licenses would expire in a particular year.  No revisions were necessary and the Planning Commission directed that the request be advertised.

4.                  Plats

a.         Preliminary Plat of Sugar Maple Estates

 

Matt Cole, Focus Engineering, represented the applicant and presented the request.  He said that the plan received tentative preliminary plat approval on January 13, 2003 and they did not return for final preliminary plat approval within the one year period, as required by the ordinance.  Therefore, the approval expired.  The plan is the same that had been previously been approved.


 

5.         Ordinance Amendments

 

a.         Foster Care and State Licensed Residential Facility

b.         Sec. 3.6(E)

 

The amendments were advertised for a public hearing for May 19, 2004.  The amendment for the accessory addition takes into consideration requirements of the Building Code for additions to a house.  The Foster Care amendment allows the less intense uses in the LDR district, and the more intense uses in the higher density districts and with a special use permit in the LDR district.
