Minutes of the regular meeting of the Georgetown Township Planning Commission, held Wednesday, December 19, 2001

Meeting called to order by Chairman Honderd at 7:30 p.m.

Present: Jansma, DeGood, South, Huizinga, Poskey, Honderd, Noe

Absent: none

#011219-01 - Agenda for December 19, 2001

Moved by Noe, seconded by Jansma, to approve the agenda for December 19, 2001, as presented.

#011219-02 - Minutes of the November 20, 2001 regular meeting and the December 5,

2001 work session meeting

Moved by Noe, seconded by Jansma, to approve the minutes of the November 20, 2001 regular meeting, as submitted.

MOTION CARRIED.

Moved by Noe, seconded by South, to approve the minutes of the December 5, 2001 work session meeting, as submitted.

MOTION CARRIED.

#011219-03 - Site Plan (ST0110) Service Screen (Jim VanOs)-1765 Chicago Dr.

Steve Witte, Nederveld Associates, represented the applicant and presented the request. He noted that the hydrant had been provided as requested by the Fire Chief and a note was added that the three parcels would be combined so setback requirements were met.

It was noted that the truck dock had been moved and parking was shown in front of the building. It was also noted that the sidewalk should be wider or a grass buffer provided to prevent vehicles from protruding over the sidewalk area.

Steve Witte stated that he realized that there had been discussion regarding the location of the dumpster. He stated that the currently shown location at the north end of the property was most feasible for the applicant.

The chairman opened the floor to public comments. No one was present to make comments on this item. The chairman closed the floor to public comments.

Moved by Jansma, seconded by Noe, to approve the site plan dated 12-10-01, with the condition that a letter be supplied to the Assessor asking to combine the three parcels by January 15, 2002, and that no building permit be issued until the letter combining the properties is submitted to the Assessor, and with the condition that the fire hydrant be provided and that the existing fire protection walls be re-established to bring them up to the current standards.

#011219-04 - Hickory Grove Farm No. 2

Rob Berens, Exxel Engineering, represented the applicant and presented the request. He stated that the square footage of the building envelopes was provided as requested at the last meeting. He said that the issue with the land locked 8-acre parcel had not been resolved at this time, but they were still working on it.

A question was raised in regard to item number 9 in the notes.

The chairman opened the public hearing. No one was present to speak on this topic. The chairman closed the public hearing.

Moved by Jansma, seconded by DeGood, to recommend to the Township Board to grant tentative preliminary plat approval of Hickory Grove Farm No. 2, with the condition that item number 9 be removed from the notes.
