Minutes of the regular meeting of the Georgetown Township Planning Commission, held Wednesday, December 20, 1995

Meeting called to order by Chairman Honderd at 7:30 p.m.

Present: Jansma, Holtvluwer, Honderd, Noe, Huizinga, Gortsema, Poskey

Absent: none

I. Agenda for December 20, 1995

Moved by Gortsema, seconded by Holtvluwer, to approve the agenda as printed.

Motion carried.

II. Minutes of the regular November 15, 1995 meeting and December 6, 1995

worksession.

Moved by Jansma, seconded by Huizinga, to approve the minutes of the regular November 15, 1995 meeting.

Motion carried.

Moved by Noe, seconded by Jansma, to approve the minutes of the December 6, 1995 worksession meeting.

Motion carried.

III. Old Business

A. Discount Foods No. 2 - site plan

Moved by Jansma, seconded by Holtvluwer, to remove the item from the table.

Motion carried.

Moved by Noe, seconded by Huizinga, to deny the request because the applicant has withdrawn the request.

Motion carried.

B. Accurate Sorting & Industrial Services-866 Chicago Dr.-SUP

Moved by Holtvluwer, seconded by Jansma, to remove the item from the table.

Motion carried.

Moved by Holtvluwer, seconded by Poskey, to deny the special use request because the applicant was denied the necessary variances from the Zoning Board of Appeals and has withdrawn the request.

Motion carried.

IV. New Business

A. Public Hearings

1. Rezoning

a. Roger Bytwork-7204 48th Ave. from RR to LDR

Moved by Gortsema, seconded by Noe to close the public hearing.

Motion carried.

Moved by Poskey, seconded by Huizinga, to recommend to the Township Board approval of the rezoning because the rezoning would be a logical extension of the current LDR zoning pattern to the east and south of the subject site; the permitted use in the LDR district would be compatible with the character of the surrounding area; the availability of public utilities in this location make such a zoning designation appropriate.

Motion carried, with Jansma abstaining from all discussion and voting.

b. Rick VanDyke-8252 28th Ave. from RR to LDR

A member of the audience, Steve Avink, 8251 28th Ave., spoke in support of the rezoning. He owns the house on the smaller parcel that is part of the area requested to be rezoned.

Moved by Jansma, seconded by Gortsema, to close the public hearing.

Motion carried.

Moved by Jansma, seconded by Noe, to recommend to the Township Board Approval of the LDR zoning because the request is consistent with the Township Land Use Plan; the LDR zoning would be a logical extension of the LDR zoning which already abuts the subject site; the permitted uses in the LDR district would be compatible with the character of the surrounding area.

2. Plats

a. Preliminary Plat of Oak Leaf Estates

The corner lots need two feet to be added to each of them to meet the requirements of the ordinance.

Moved by Poskey, seconded by Holtvluwer, to close the public hearing.

Motion carried.

Moved by Poskey, seconded by Gortsema, to table the request until after the Township Board acts on the rezoning request for the property.

Motion carried.

3. Ordinance Amendments - none

4. PUD’s - none

B. Special Use Permits

1. Skyway Development-2460 Port Sheldon-proposed car care

center in I District-Sec. 17.3 (F) (vehicle repair establishment)

The ordinance requires that a curb be installed around the perimeter of the parking area and the interior landscape islands for vehicle repair.

Moved by Jansma, seconded by Gortsema, to close the public hearing.

Motion carried.

Moved by Noe, seconded by Jansma, to recommend to the Township Board approval of the Special Land Use with the conditions that a 6 inch curb be installed on both approaches and driveway continuous to the sidewalks of both buildings, and in the south rear of the property 100 feet from the detention pond.

Motion carried.

Moved by Poskey, seconded by Jansma, to table the site plan until the corrections can be made.

C. Site Plans

1. Brower & Miedema Plastering Co.-2559 Port Sheldon

proposed addition for cold warehouse

Variances have been granted for both buildings for side yard setbacks that do not meet the ordinance requirements.

Moved by Jansma, seconded by Holtvluwer, to waive the requirement for showing topography on the site plan because the use already exists and to table the site plan until the corrections can be made in regards to showing parking spaces and type of fence and materials.

Motion carried.
